Whilst, what is now Paragraph 84 of the National Planning Policy Framework (NPPF), allows for the construction of isolated homes where the design is of ‘exceptional quality’, Council planning officers frequently misinterpret how relevant case law should be used when assessing proposals for “Paragraph 84 houses” and we are here to help with this planning problem.

Paragraph 84 allows a dwelling to be built which can be shown to achieve “truly outstanding [design], reflecting the highest standards in architecture” and which would “significantly enhance its immediate setting, and be sensitive to the defining characteristics of the local area”.
Invisible House is a stunning example of what can be achieved when a landowner has a clear and exciting vision for a development which can be interpreted by the wonderful BPN Architects into a stunning and beautiful home in a small Warwickshire village. Whilst the local planning authority unfortunately couldn’t appreciate the merits of this scheme, permission was secured through a written representations appeal.
