Whilst the Self-build and Custom Housebuilding Act came into force 9 years ago in 2015, it is fair to say that most Councils are still not delivering enough serviced plots to meet the evidenced demand for sites.

Policies to deliver self-build and custom house plots are starting to come through as Councils adopt new development plans but, for most Councils, this continues to be a difficult area of planning, when the adopted development plan has no up-to-date policies and the decision falls to a weighing up of the specific material considerations in each case.
Stansgate has now worked with a number of clients to secure outline planning permission for both individual plots and multi-plot sites with up to 17 plots available. Shown here is a scheme we worked on with Bellway Homes and BHB Architects to deliver 15 serviced plots on the edge of a small Warwickshire village. Setting aside the matter of the principle of development, the planning officer’s concerns regarding drainage, public open space, landscaping buffers and retention of trees were all resolved during the life of the application leading to a positive recommendation of the scheme to the planning committee.
