Alcester Employment Site

Stansgate was approached by a local landowner to look at ways to expand employment opportunities in Alcester, a Main Rural Centre tightly constrained by the Green Belt, and with a thriving industrial estate.

Working with Bannersgate Transportation to resolve highways issues, and local commercial agents Westbridge Commercial to help with demand, Stansgate successfully put together a justification for the allocation of 11 hectares of land north of Arden Forest Industrial Estate for a mix of B1, B2 and B8 employment development, much of it released from the Green Belt. 

Following the formal allocation in the Stratford on Avon Core Strategy, Stansgate subsequently achieved outline planning permission on the allocated land, including overcoming the complication of a Tree Preservation Order covering a number of trees across the site and flooding issues on the western part of the site.  A further complication was the potential views of development from the tower at the nearby Grade I listed Coughton Court.  Working with heritage consultants, this matter was also resolved.

Stansgate then successfully discharged all strategic conditions, including the preparation of a critical infrastructure plan to guide future development, together with landscaping, highways and drainage matters. 

To date Stansgate has submitted and had approved reserved matters applications on three sites, providing three new commercial buildings with a combined floorspace of over 11,000sqm.

Throughout the process Stansgate has worked closely with Alcester Town Council which has been positive, and helpful.
